A call or a coffee before anything else: your timeline, your budget, the non-negotiables and the nice-to-haves. No pressure, and no obligation at the end of it.

We'll introduce you to local lenders we trust, so you know your real number before you fall for a house. First-time buyer, VA loan, new construction, we've walked all of them.

We explain it before you ask

What an inspection actually covers, what's negotiable, what a due diligence fee does. You should never have to pretend you already know something in your own transaction.

If you have three days in town, we'll have the showings lined up before you land, and where we can, homes that haven't hit the market yet. If you can't come at all, we'll walk them for you. We've done this with enough of the Winston-Salem medical community to know where the pressure points are.

Questions buyers actually ask

How much do I need for a down payment?

It depends on the loan you qualify for, and there are usually more options than people expect. Rather than have you guess, we'll introduce you to local lenders we trust who can walk you through what your particular situation would need, including the deposits that go along with an offer.

That conversation costs nothing and puts a real number in front of you before you start looking at houses.

What are due diligence and earnest money?

Two deposits that come up when you write an offer in North Carolina. They do different jobs, and the right amounts depend on the home, the seller, and what else is on the table.

They are a meaningful part of what makes an offer competitive, so we'll walk you through what each one commits you to, and what we'd recommend in your case, well before you sign anything.

Do I pay my own agent?

How an agent gets paid can differ from one transaction to the next, so we'd rather explain your situation than hand you a rule of thumb that might not apply to it.

What we can promise is that our compensation will be in writing and gone through with you in plain language before you commit to anything.

How long does buying a home take?

The search is the variable, and it's different for everyone. Some buyers find it in a weekend, others look for months, and neither is a problem.

Once you're under contract there's a more predictable stretch of inspections, appraisal and paperwork, and we'll give you a timeline for your own transaction at that point.

What if I have to sell my current home first?

That's a large share of what we do. We'll sequence the two sides so you're not carrying both at once, or bridging with a rental you don't need. Start with how we handle the sale, then let's talk about the timing.
