Questions sellers actually ask

What is my home actually worth?

The only honest answer starts with seeing it. We'll pull recent comparable sales on your street and in your neighborhood, walk the house with you, and give you a range with the reasoning behind it, including what would move you toward the top of it.

There's no charge and no obligation to list with us at the end of it.

What should I fix before listing?

Usually less than you'd think. The projects worth doing aren't always the expensive ones, and the right answer depends on your house, your price point, and what buyers are comparing it against.

We'll walk it with you and say honestly which ones we'd do and which we'd leave. Margo on our team came to real estate from interior design, so that advice is more specific than “tidy up.”

What does selling a home actually cost?

There's more to it than our fee. Seller-paid closing costs, anything you agree to after the inspection, and paying off your existing loan all come out of the total.

Our side of it will be in writing before you list, with nothing added later. And before you accept any offer, we'll build you a net sheet: the number that actually lands in your account, not the one on the sign.

How long will it take to sell?

It depends on your price point and your neighborhood, and anyone who gives you a number before seeing the house is guessing. We'll give you a realistic window for your street before you list, and revisit it with you every week you're on the market.

Can you help me buy at the same time?

Yes, and it's most of what we do. We'll sequence the sale and the purchase so you're not carrying two mortgages or moving twice. Here's how we work with buyers.
